Property Investment Analysis
Evaluates rental and investment properties with cash flow, cap rate, cash-on-cash, and scenario math for agent–investor conversations.
Overview
Property Investment Analysis (pm-claude-skills) covers deal screening math agents run with investor clients. NextAutomation’s Investment Property Calculator is the same job in template form. For REIT/infrastructure valuation (NOI, FFO, AFFO, LTV, DSCR), use the separate Real Assets skill.

How to use it
Provide purchase price, rents, vacancy, expenses, financing terms. Ask for cap rate, cash-on-cash, sensitivity cases, and a go/no-go summary for the investor.
Example prompts
- “Analyze this duplex: price, rents, taxes, insurance, 20% down at 6.5%. Give cap rate, CoC, and break-even occupancy.”
- “Which of these three rentals has the best risk-adjusted cash-on-cash?”
Use cases and examples
- On-the-spot rental deal screen during a showing
- Compare two BRRRR candidates
- Stress-test vacancy and rate bumps
- Investor-client follow-up with clear numbers
Prerequisites
- Accurate rent/expense assumptions
- Financing terms if levered returns matter
- Disclaimer: not financial advice
Tips
- Separate unlevered (cap rate) from levered (cash-on-cash) clearly.
- For REIT/infra portfolios use Real Assets instead.
- Pair with RentCast skill when you need rent comps via API.
